VIEWINGS

Then we arrange viewings and open houses for potential buyers, giving them a glimpse of what life could be like living in their new home. Beforehand, we’ll give your top tips on how to successfully stage your house, ensuring it has kerb appeal, is free of clutter and has all the right sights, sounds and smells that make a house feel like a home. On the day, we’ll be there to guide visitors around the house, answering any and all questions that come our way and instilling confidence that you are a credible, trustworthy and suitable seller to do business with.

MANAGING NEGOTIATIONS

As soon as the offers start rolling in, we’ll pass them all on to you, and carry out checks on any buyers you are interested in to ensure that they are serious, suitable, and in a good position to buy. Once you’ve accepted an offer, we’ll keep things moving with both sides’ solicitors and conveyancers. We’ll help you fill out important documents such as the (TA 6), (TA 10) and (TA 13), issue a Memorandum of Sale, draw up draft contracts and assist in the exchange of contracts – all critical points in the negotiations. We know that the legal side of things concerns many of our clients, but along with actually selling houses, this is what we do best, so you have nothing to worry about with us by your side.

 

COMPLETION

Then the long-awaited day arrives – the day of completion. The property changes ownership, you accept payment and hand over the keys. Any deeds for the property are transferred and your solicitor will also register the transfer of ownership with the Land Registry.
