When selling a home, many people will also purchase their next home at the same time. Any equity made from the sale of the current property can be transferred onto the purchase of the next one. This is what creates the ‘chain’ and each buyer or seller is considered a link on that chain. There can be numerous properties and numerous buyers and sellers on a chain. Longer chains often involve several parties, including property solicitors, mortgage lenders, estate agents, surveyors, and several others.

Therefore, longer chains can often take a lot longer to complete as there are more opportunities for complications. This can include parties pulling out, subsidence issues, incorrect values and details, paperwork issues, disputes, and more. All of this can happen even after all offers have been accepted.

Using the example table above, say there are delays in the new build development, and a house will not be ready on time for Homeowner 3. This causes delays right down to the start of the chain, as everyone else is delayed from moving into their new properties too. Delays in paperwork, survey problems, or issues with leaseholds are all factors that can make people in the chain get cold or twitchy feet. If anyone at all pulls out or changes their mind, the whole chain breaks down entirely and replacement links must be found.

  • More attractive to sellers: Sellers prefer chain free buyers for all of the reasons mentioned above.
  • Stronger negotiating position: Chain free buyers can sometimes secure a better deal as they offer more certainty and all the benefits mentioned above.
  • Greater flexibility: You can move into your new home as soon as contracts are exchanged, rather than waiting on a chain to complete and for everyone to move along accordingly.
